The Victorian villa is located about 1.5km from the centre of Blairgowrie, which is set on the A93 (The Royal Road) between the city of Perth (26 km) and Braemar (55 km) & Balmoral (69 km). Edinburgh Airport (92 km) and Rosyth Ferry Terminal (76 km) are both 1-1 ½ hours’ drive from the town.

The attractive villa sleeps up to eight adults with three spacious bedrooms plus a study with a fold-down sofa bed. There are three modern bathrooms: one with bath and separate shower cubicle; one with shower over bath; and one with shower. All are equipped with complementary Highland Spring toiletries. The lounge is a relaxing space with comfortable couches, a log-burning stove and a 43” TV with Sky Sports, Netflix, Amazon Prime, etc. The large, well-equipped dining kitchen has both an AGA and a conventional oven, a Nespresso coffee maker and its own wall-mounted TV, as well as all the usual appliances. There is a separate dining room with table seating up to 10 adults and a utility room with washing machine. (The tumble dryer is situated in the garage where there are also ceiling-mounted pulleys for drying clothes.)
The villa is surrounded by lovely mature gardens with trees, shrubs, flower beds and lawns designed to provide year-round colour and interest. There is a summerhouse and a patio with barbecue and table & chairs for outdoor dining plus a petanque court and an outdoor table tennis table. The garage is an ideal secure storage space for bikes, golf clubs, fishing tackle and skiing gear. It also houses an exercise bicycle and table football for guests’ use and there is chest freezer where fishermen can keep their catch (having cleaned it in the Belfast sinks at the side of the house). There is plenty of parking space for three or four cars.

Blairgowrie is very friendly small Scottish town. It has a good range of independent local shops and national supermarket chains, and there is an excellent choice of cafes, pubs, restaurants and country inns when you decide to eat out. The surrounding countryside (rolling farmlands, quiet roads, woods & forests, loch & rivers, hills & mountains) provides a remarkably varied destination for walkers and cyclists; Blairgowrie Golf Club (45-holes) is recognised as home to two of Scotland’s finest inland courses (Rosemount & Lansdowne); the rivers Ericht & Isla are highly-regarded trout and salmon rivers; and Glenshee, just 45 minutes away, is the UK’s largest ski resort. Further afield, there are easy day trips to Perth (with its busy racecourse and Scone Palace, where Robert the Bruce was crowned); St Andrews (home of golf and the third oldest university in the English-speaking world); and Balmoral (a royal residence since Queen Victoria’s day).
