A romantic farmhouse in Tuscany, situated in the countryside between Florence, Siena and Arezzo. It is the perfect accommodation for nature lovers in search of silence. The house is nestled on a hill with four other farmhouses that all made up a farm in a bygone era. Internally the farmhouse was completely renovated in 2019 and is now equipped with air conditioning in all rooms.
 
The common area is characterised by a swimming pool (12x6m) with a shower, deck chairs, an umbrella and a large garden with shady trees.
The swimming pool area, less than 50m from the house, offers a splendid panoramic view over the Tuscan hills. 
 
The top storey of the detached farmhouse features a large double bedroom and a smaller bedroom with two single beds that can be converted into a double bed. There is a cosy living room with sofa bed and writing corner for recharging computers and electronic devices on the middle storey. 
 
The ground floor features is a well-equipped kitchen (fridge, freezer, washing machine, dishwasher) which opens onto the large outdoor terrace. A spacious garden area is available for exclusive use with a table, chairs, an umbrella, an aromatic herb garden and a barbecue. 
 
The geographic location of the farmhouse means that visitors can take day trips to discover destinations full of artistic and cultural heritage, such as Florence (75 km), Arezzo (15 km), Siena (77 km), Cortona (51 km), Lucignano (49km), Anghiari (36km), Sansepolcro (45km), Montevarchi (33km), La Verna (30km), Camaldoli (32km), Poppi (21km), Perugia (115km) and more.
 
Despite being surrounded by nature and tranquillity, the house is only 2km away from the town of Talla, where you will find shops and various services, and the Setteponti shopping centre is situated along the road to Arezzo. 
The area offers many activities, such as horseback riding, tennis, fishing, golf, mountain biking, extraordinary scenic walks, wine tours (Chianti area), shopping (Arezzo for handicrafts, Valdichiana Outlet for major brands), visits to the National Park of the Casentino Forests and visits to discover the vibrant local artistic and archaeological heritage.

Pool:
Swimming pool (12x6 meters) less than 100 meters from the house, shared with 4 other farmhouses. Panoramic view of the area and nearby park.
Deckchair and umbrella marked and for the exclusive use of each respective house. The swimming pool is for the exclusive use of the staying on vacation and no outside persons are allowed.The swimming pool is open in the summer season: june, july and august.

External:
The house is independent, on the outside a large pavement overlooks the valley and local aromatic herbs grow in the garden. There is an equipped barbecue, table, chairs and umbrella.

Upstairs there are two bedrooms: one large double bedroom and a smaller one with two single beds that can be joined together.
In the intermediate floor there is a cozy living room with sofa bed, writing corner for loading computers and electronic devices and a wood-burning stove for the cold season.
On the ground floor there is a well-equipped kitchen (fridge, freezer, washing machine, dishwasher) which opens onto the large outdoor terrace. Available and for exclusive use there is a spacious garden area with table, chairs, umbrella, bed of local aromatic herbs and barbecue.

Various:
Park near the house under the oak trees. Animals are welcome but must not bother people. If they are aggressive they must be kept on a leash and their excrement kept away from places frequented by visitors (swimming pool area).

    “Gut ausgestattetes Haus mit schöner Terasse und Pool in sehr ruhiger Lage. Positiv: Das Haus liegt etwas unterhalb des Haupthauses und liegt damit sehr ruhig. Der Pool ist trotzdem auf kurzem Weg erreichbar. trotz der abgeschiedenen Lage kann man sich in Talla mit dem nötigsten versorgen. Außerdem gibt es dort zwei gute Lokale. Negativ: Die Zufahrt zum Grundstück erfolgt über eine Schotterstraße , die aktuell ein gewisses Geschick zum Befahren erfordert.”

    “Wunderschönes Ferienhaus in ruhiger Umgebung,
    leider mit kleinen Einschränkungen. Positiv: Das Haus ist sehr schön renoviert, alt und neu harmonieren perfekt. Die Küche ist super ausgestattet. Das Bad ist klein aber ausreichend und die Regendusche ist das Highlight. Die Ansprechpartnerin vor Ort ist sehr hilfsbereit und Entgegenkommend, sie spricht nur italienisch, was aber kein Problem ist.
    Es ist sehr ruhig und die Aussicht ist toll. Negativ: Man sollte wissen das das Haus auf einem Berg ist und nur über schlechteste Straßen zu erreichen ist, d.h. Das der Supermarkt zwar nur 8 km entfernt ist man aber trotzdem 18 Minuten mit dem Auto fahren muss.
    Die nächste Mülltonne ist 2 km entfernt.
    Am Pool sind die Gäste dieses Hauses nicht willkommen, das wird einem gerne immer wieder klargemacht. Die Poolregeln sind absurd. Wir sind eine sehr ruhige Familie, wurden aber wegen „Fehlverhalten „ des öfteren vom Hausbesitzer per WhatsApp abgemahnt. Die Besitzer/Bewohner der anderen Häuser des Hofes haben immer ein wachsames Auge drauf.”

    “Ringrazio gli ospiti per le gradite osservazioni positive e anche per i problemi sollevati.
    Sarà mia premura fare il possibile per migliorare e aggiungerò sul vademecum, già presente all’interno della casa, una lista di piccoli negozi alimentari più vicini (5,6 km percorribili in 6 minuti). Sempre sul vademecum preciserò in modo più chiaro le regole per la piscina che solo gli ospiti alloggiati possono utilizzare così come sdraio e ombrellone contrasegnati. La piscina è condominiale e purtroppo ci sono alcune regole da rispettare per il quieto vivere. Mi dispiace se vi siete sentiti “tenuti d’occhio”.
    Il percorso per arrivare alla casa è su strade asfaltate e facilemnte percorribili ad esclusione degli ultimi 300 m (strada non asfaltata) . E’ lo scotto da pagare per stare in un luogo tranquillo e in mezzo alla natura.

    Ich möchte den Gästen für ihre positiven Kommentare und auch für die angesprochenen Probleme danken. Ich werde mein Bestes tun, um mich zu verbessern, und werde dem Handbuch, das sich bereits im Haus befindet, eine Liste der nächstgelegenen kleinen Lebensmittelläden (5,6 km in 6 Minuten) hinzufügen. Ich werde auch die Regeln für das Schwimmbad, das nur von Gästen benutzt werden darf, sowie die gekennzeichneten Liegestühle und Sonnenschirme klarer formulieren. Das Schwimmbad ist ein Gemeinschaftsbereich und leider gibt es einige Regeln, die um der Ruhe willen eingehalten werden müssen. Es tut mir leid, wenn Sie das Gefühl hatten, "beobachtet" zu werden. Der Weg zum Haus führt über asphaltierte Straßen, die bis auf die letzten 300 Meter (unbefestigte Straße) gut befahrbar sind. Das ist der Preis, den man für einen Aufenthalt an einem ruhigen Ort inmitten der Natur zahlen muss.”

    “Positiv: ruhige und schöne Lage Negativ: Ruhezeiten am Pool?!! Wie erkläre ich den Kindern, dass sie nachmittags 2 Stunden nicht in den Pool dürfen?
    Vermieterin gibt sich nicht einmal die Mühe, dass die Sprachberriere kleiner wird, was sie (nur italienisch) nicht versten wollte, hat sie eben nicht verstanden... Ich musste die Zwischenreinigung bezahlen, obwohl ich sie nicht in Anspruch genommen habe...”
